Pre-Design Phase

We collaborate with the client to translate their vision into concepts for their new home or space, verify site, utility and zoning conditions.

Deliverable: Site drawings and massing perspective views, including a site plan sketch showing how the building will be situated on the property.

Schematic Design

Based on the client’s style preferences, we explore alternative design solutions. Establish key project characteristics, including scale, form, and rough cost estimates based on overall building size and organization. This phase also identifies major design questions and provides initial concepts that serve as the foundation for later stages.

Deliverable: Site plan & floor plans to provide a general visual representation of the home’s scale and form.

Design Development

Once a schematic design is selected, we refine the plans to define the basic building systems and materials. This phase incorporates mechanical, electrical, and plumbing (MEP) considerations and may involve collaboration with specialists.

Deliverable: Site plan, refined floor plans, building sections and sections.

Construction Documents

We prepare detailed engineering plans required for obtaining permits and work closely with the client to finalize design decisions while maintaining budgetary constraints. Submit to the city, secure necessary approvals for ready to issue permits.

Deliverable: Comprehensive construction documents.

Construction Phase

This phase involves helping the owner with selecting a contractor, as well as construction observations to ensure the project aligns with the design intent.
